Stop using the door — don't run the opener repeatedly, don't pull the emergency release while the door is up, and don't try to lift the door by hand. A door without a working spring is unsupported dead weight of 150–300+ pounds. Treat it as no. The spring is what makes a heavy door liftable; without it, the door can slam down uncontrolled. If a vehicle is trapped, the safest path is a prompt repair rather than improvised lifting.

Please don't — an off-track door is partially unsupported and can fall. Keep people, pets, and cars away from it, don't run the opener, and have it professionally re-seated. The visit also fixes whatever caused the derailment, which a push-it-back fix never does.

Either the photo-eye safety sensors are blocked, dirty, or misaligned (the opener light usually blinks), or the closing travel/force settings no longer match the door, so it touches the floor and retreats. Meaningfully, yes. Garages here can exceed 120°F under the roof in summer. Heat evaporates lubrication, accelerates spring-steel fatigue through daily expansion-contraction cycling, bakes weather seals brittle within a few years, degrades opener capacitors and boards, and fades or delaminates sun-facing panels. It's why maintenance schedules from milder climates don't transfer here.

Watch and listen monthly (new noises are information), wipe the photo-eye lenses, keep tracks clear of stored items, lubricate hinges and springs with garage-door lubricant a couple of times a year, and test both safety reversals: the door should reverse off a 2x4 laid flat on the floor, and reverse when something breaks the sensor beam during closing.

For attached garages, usually yes: insulated sandwich doors are stiffer, quieter, and meaningfully cut the radiant heat load on the garage and any rooms above or beside it. For a detached storage garage, a good single-layer door can be a fair budget choice.
