The honest pitch for maintenance is simple: nearly every 'emergency' we see — the spring that strands a car, the opener that dies on a Friday — announced itself months earlier as a noise, a shudder, or a slow spot that a tune-up would have caught.

How we handle it
25-point inspection
Springs (wear, rust, correct sizing), cables (fraying at the bottom loop), rollers, hinges, drums, bearings, track alignment and fasteners, weather seal, and the opener's drive components.
Lubrication done right
Garage-door-specific lubricant on springs, hinges, bearings, and roller stems. Tracks are cleaned and left dry — grease in tracks collects desert dust into grinding paste, which is why we also don't recommend WD-40 (a cleaner, not a lubricant).
Tighten and adjust
Vibration loosens track bolts, hinge screws, and opener chain/belt tension over hundreds of cycles. Everything gets snugged and set.
Balance and safety tests
The door should hold steady at mid-height with the opener disconnected; force and travel limits get reset if the door's feel has changed; then photo-eye and contact-reversal tests confirm the safety systems actually work.
What the desert does to a garage door
Three Las Vegas-specific wear patterns show up in many of the tune-ups we do. First, dried-out lubrication: extreme garage temperatures can dry out light oils within a season or two, leaving hinges and bearings running dry. Second, dust intrusion: fine desert grit works into unsealed roller bearings and acts as an abrasive. Third, weather-seal wear: bottom seals can bake hard and crack within a few years here, letting in the dust, pests, and summer heat the seal existed to keep out.
None of these are defects — it's just the climate. A once-a-year service visit resets all three.
What you can safely do yourself between visits
Plenty, and we'd rather you did: wipe the photo-eye sensor lenses; watch and listen to the door monthly (new noises are information); keep the tracks free of stored items; test the two safety reversals (a 2x4 flat on the floor, and waving a broom through the beam while closing); and hit hinges and springs with a garage-door lubricant a couple of times a year.
What we'd rather you didn't: anything involving spring tension, cable brackets, or drum set screws, and any change to opener force settings. Those aren't skill-check challenges — they're the parts that hurt people.
What affects the price

How often should a garage door be serviced in Las Vegas?
Once a year for most homes — the desert argues for the calendar, not against it. Heavily used doors (4+ cycles a day) or doors on sun-blasted west elevations benefit from a check every 9–12 months.
Is a tune-up actually worth it, or is it a sales visit?
Fair question. Our tune-up has a fixed scope and price known before we arrive; if we find worn parts, you get told what, why, and what it costs, and declining is fine. The tune-up's job is to make sure nothing about your door surprises you.
What lubricant should I use on my garage door?
A lithium- or silicone-based garage door lubricant (sold as exactly that), on hinges, springs, and bearing points. Not WD-40 (it strips lubricant), and nothing at all inside the tracks — tracks should be clean and dry so rollers roll rather than slide.
My door works fine. Why would I service it?
Because the expensive failures are the silent ones: a spring at 9,500 of its 10,000 cycles works fine right up until it doesn't — usually with the car inside. Maintenance converts surprise failures into scheduled small repairs.
