The problem

Diagnosis
Las Vegas heat and dust age garage doors faster than almost any climate: lubricant evaporates in a single summer, grit works into bearings, and hardware loosens through daily thermal cycling. A door that 'works fine' can still be a few hundred cycles from a spring failure — which is exactly what an inspection is for.
The work
We lubricated the appropriate moving components with garage-door-specific lubricant (hinges, springs, and bearing points — tracks are cleaned and left dry), tightened the hardware throughout the system, inspected spring condition and balance and made professional adjustments where required, and inspected the opener's drive components and settings.
Safety checks
The visit closed with the standard test sequence: door balance at mid-height, opener force and travel verification, and both safety-reversal tests — contact reversal and photo-eye reversal.
